When Do I Need to Replace My Roof?

Roof Replacement

Knowing when to replace your roof is extremely important for any home owner. Yet, who ever goes up on their roof to inspect it? Out of sight, out of mind, as the old adage goes. How often do you ever look at your roof? Most of us are so busy with our daily lives that we give it hardly a second thought.

You should have your roof inspected every couple of years. This will not only reveal minor repairs that need to be performed, which can prevent the need for major repairs down the road, but it will also help to keep your roof in great shape. There are some signs that will clearly point out the need for a new roof, and knowing how to spot these signs can help prevent a disaster. Below are some signs that your roof may need replacing.

Older roofs

Most roofs have a lifespan of 20 to 25 years. Besides the age of the roof, other factors will come into play that can determine how long the roof will last, including ventilation and the number of shingle layers. If your roof is old and has any of the compounding factors, or you are not sure, you should call Universal Roofing for an inspection.

Missing shingles

This is a huge sign that your roof may need to be replaced. Too many missing shingles can lead to roof damage due to the elements wearing away at your exposed roof. Shingles exist to protect your roof from the elements, such as rain, snow, and hail. When they begin to wear away, you increase your chances of incurring expensive damage.

Shingles curling and buckling

If you notice that your shingles are curling or buckling, this is a clear sign that your roof at the minimum needs repair, if not outright replacement. If your shingles are starting to loose their granules, this too is another sign that your roof is past its life expectancy. If your roof is rather new and you see these signs, you may have a defective roof, so you should familiarize yourself with your warrant and contact the installation contractor.

Sagging roof

If your roof is sagging in any areas, this is not only a sign you need a new roof, it is also a sign of danger. Sagging roofs are prone to collapse, which can cause serious injury. Multiple layers of heavy shingles is one cause, as is water that has worked its way under your shingles. When a roof has serious sagging, it is usually beyond repair and needs complete replacement.

Loose or exposed nails

If you begin to notice nails in your driveway, it signals an open hole or loose shingles somewhere on your roof. Loose shingles allow water to work its way down to the bare roof and potentially your home's interior walls.
